Getting the Picture
The first stage is for me to understand your situation fully. I need to gain information from you by going through a fact-find process. I need to get all the information so that I can do the best job for you.

And it’s not just the facts that matter when selecting a mortgage - I need to properly understand your personal preferences.

The research
Once I know what your situation is I will search the market for the most suitable product. You could do it yourself, of course. There are plenty of websites, search engines and books to help. But I am doing it every day, I have a great sourcing system that compares all the products and providers, and I know what I’m doing.

Your mortgage
Once I am satisfied I have got the right product for you I will make my recommendations, or I may need to talk you through a selection of potential deals. Together we will make a choice that suits you. I will always put my recommendations in writing so you will have a record of why the product is suitable for you. And you will have an illustration of the product, giving all the fees, the payments and the terms so that there are no surprises later on.

The Mortgage Application
I can do business with nearly all lenders using their on-line systems. I will complete all forms with you and collect any evidence or details that are required and send them to the lender. You may like to get a decision in principle or submit a full application. Either way, we will liaise with the lender and you throughout the process, dealing with any problems or unforeseen circumstances that may arise.

The Mortgage Offer
This is the goal we seek. This will be provided once the lender has satisfied themselves with the property (following a valuation) and with yourselves (income verification, credit checks etc.) It is then down to you and your solicitors to complete the house purchase. But we will still be on hand to answer any queries, to push things along if necessary and to ensure that everyone is happy.

Of course, I made that all sound rather simple and, as many people know, the mortgage process can be far from simple. But that is normally because of one of two things:

  1. The lender may not be able to lend what you want for some reason. In which case, an application should never have been submitted to that lender. I try to prevent this by making sure that I know your situation up-front and making sure this fits the criteria of the lender.
  2. Things change – and when things change it is helpful to have someone to talk to and help deal with those changes.
